Giles Realty Group has introduced a For Sale by Owner Option.  Here is how it works:

Non-MLS - FREE

• Forward me information and pictures on your home and I will place on my website for 45 days.  IF you sell your home during that time and would like for me to do the paperwork to get you to the closing table, let me know and I will provide those services for $599.00, including writing the offer, counters, ordering title work, inspection response and attending the closing. 

MLS (BLC) Listing, Yahoo, Zillow and more websites

• $599 upfront gets your home on the local MLS (BLC in the Indianapolis area) for 45 days*
• You must offer a real estate commission to any Realtor (brokerage) that procures a buyer through the MLS and brings you an acceptable offer IF Giles Realty Group puts your home on the MLS
• During the 45 day FSBO period, Sellers set the appointments for showings with any Realtors wishing to show the home (Centralized Showing Service will contact Seller when an agent wishes to show the home and set the appointment)
• During the 45 day period, the listing is an Exclusive Agency listing which means that Giles Realty Group is not representing you as the seller's agent (listing agent) and as the seller you may either ask for additional services by Giles Realty Group, however, additional services are not part of the listing agreement
• At the end of the 45 day period, if there is no offer on the home, the listing on the home will automatically be changed from an Exclusive Agency to an Exclusive Right to Sell listing for a six month period and a commission shall be paid at 2% to Giles Realty Group at the time of the closing (less the $599) plus 3% of the sales price to any buyer's agent brokerage (including Giles Realty Group if an agent with Giles Realty Group procures the buyer.  At this time the Seller shall be represented exclusively by Giles Realty Group and the listing shall be a full service listing on the MLS and offering all benefits of our lesser than average selling commission
• Sellers may renew the Exclusive Right to Sell listing agreement at the end of the six months for no additional fees and the $599 will be deducted from the commission paid to Giles Realty Group as long as there is NO lapse in the listing periods on the active market.

For both types of listings, the following shall be provided:

• Attractive yard sign
• Lockbox
• Showing service to schedule showings and online feedback, if provided by showing agent
• A market analysis of solds in the neighborhood at the time of listing the home as FSBO
• A listing consultation with a Giles Realty Group broker and photos taken at the time of consultation.  If photos are not taken at the time of consultation, Seller shall provide photos via email to www.gilesrealtyonline@yahoo.com.  There will be only one trip to view, consult and list the home.
